Find a Professional.  The home you purchase is likely to be one of the largest investments in your life.  In order to be sure the transaction goes smoothly it is important that you choose the right agent to represent you interests.  The right agent will be someone who has experience and is knowledgeable about the area you plan to move.


Get pre approved.  Getting pre-approved will save the frustration of looking for a home in the wrong price range.  Speak with a lender to learn about the financing options that are best for you.  When you find the right lender get the information and paperwork they need to get the process started.  You will be ready to buy when you find the right home.


Don’t incur any additional debt.  Because the lender uses the debt to income ration to determine the amount of home you can afford it is important not to make any changes to your debt.  Taking on more debt right before buying a home will have an impact on the amount of the loan the lender will finance.  Wait until after closing to make any major purchases.


Ask Questions.  Finding out as much as you can about a property could help you negotiate better and give you an idea of the condition of the property.


Get Inspected.  Bringing in a licensed home inspector before you buy is always a good idea.  Knowing the true condition of the property and finding repair issues  prior to closing will help for better negotiation with the seller.
